"Пазарът на недвижими имоти - какво се случва реално?" - 2

Момиче, живяло дълго време в близка чужбина се прибира у нас с известна сума пари. по принцип е от провинцията, но иска да се засели в столицата. Познат на неин познат си продава жилището- локация ужасна- ни метро, ни дявол се очаква да мине от там /то има, но ще мине на поне километър от въпросното жилище/, ГТ е сведен до един рейс, старо строителство, тотална щета, кофти изложение, първи етаж над нищо, нещо като снадка на два блока идват спалнята и хола, 60 кв.м. приблизително. Познайте цената?!

Две: двойка е под наем в блок, който като локация и пр. много й допада. Търси жилище в него. Намира такова, но собственикът подочул, че тези търсят спешно и имат кеш. Буквално изнасилва баламите да решат от днес за утре, вземат ли го тоз апартамент, щото имало мнооо кандидати, едни го били капарирали дори, но понеже щели да теглят ипотечен кредит ....  И те казват да! Получават една тотална по БДС щета, с мозайката в коридора и панела в банята, тръбите оголени.... Са, не са ли проучвали пазара преди това, излишни пари ли имат, не зная, но в същата минута, в същия вход, етаж по-надолу се продава жилище абсолютно годно за живеене, барабар с част от мебелите с 1 000 Е по-скъпо.

Така - моят коментар по случките:

1) Не давам повече от 25000 евра, в най-добрия случай (много е даже така описано...). Колко му искат е друг въпрос.

2) Не разбрах колко квадрата е, но не, че има голямо значение. Това с бързането ми е ясно.... На двя пъти ни отказват от покупка по този начин. Даже втория път ни казаха, че апартаментът е купен от човек с кеш пари и ние се дръпнахме. След 1 седмица се оказа, че не е така и ни смъкваха даже цената, но ние вече не искахме да го купим...Вече бяхме видели по-хубав (нашия  ) 

Честно да си кажа, ако е за тотален ремонт, трябва да е на супер ниска цена. Като се сетя за ремонти и майстори, ми става зле.....

Първо жилище ... фнимание- 58 000 Е.
Второ 53 000 Е 75 квадрата.

За кои квартали става въпрос?!? (ако не е тайна, разбира се)

Пазарът се раздвижва и цените се вдигат, но ...

Мои приятели решиха, че цените са достатъчно ниски и най-после ще могат да си намерят апартамент на добра цена, но ... на втория оглед, се оказа, че собственикът решил, че има купувачи /!!! за първи път от 1 година/ и вдигнал цената. И, да - не купиха апартамента.
Та движение има, и цените се вдигат, но сделка - нъц!

Има и изключения, като това жилище, но го капарираха за седмица време, а другите седят с месеци...

Много е хубав апартамента, ако и локацията ги устройва купувачите, няма какво да му мислят...!

Много добре изглежда! И цената е чудесна!

Имах удоволствието да го видя на живо - топлина и уют! Блокът е кошмарен, неподдържан, но може би и заради това цената е такава. Искрено завиждам на новите му собственици.

 Топлина и уют се постига с малко или  с много пари, но кошмарен вход, занемарен, лоша локация, липсата на добри комуникации, гадни съседи... това нито с пари, нито без пари можеш да промениш.  Честито на новите собственици, със сигурност са преценели, кое по-важно за тях.

Направих коментара във връзка с поста на Касита за парите, които са искали за тези коптори. А съседи винаги може да дойдат нови, това са вече непредвидени обстоятелства.
Мнения за банка с най-прозрачни и добри условия за ипотечен кредит? Досега Алфа Банк дават най-добрите, но никога не съм имала вземане-даване с тях и съм с известни резерви...
